Planning and Zoning
This division is responsible for all planning and development related activities for the City. This includes improving the present and the future quality of life for residents by creating and implementing plans and regulating land uses for orderly growth and development; ensuring all development is in conformance with adopted City plans and policies; expanding the city's tax base and increasing the level of economic activity with particular emphasis on retail activity. In addition to the services the City provides to improve the economic vitality of Danville, we also partner with Vermilion Advantage on economic development and workforce development initiatives.
Adopted Plans
Comprehensive Plan – Danville 2025
A revised Comprehensive Plan was adopted by the City Council in 2006. The Comprehensive Plan outlines how we would like our community to grow and develop over the next 20 years. This document is our blueprint for the future and will serve as a guide for all future development decisions.
Zoning Ordinance
Zoning is designed as a means to regulate the use and development of land in cities. In 2008, the City adopted a revised Zoning Ordinance to regulate the growth and development of our community. The City and our 1 1/2 mile extraterritorial jurisdiction area around the City is divided up into four residential zones, four commercial zones, two industrial zones, a professional office zone, one mobile home park zone, and two rural zones. You must make sure your property is zoned for the proper use before you open a business or start any new construction project. In many cases you may be able to apply for your property to be rezoned, obtain a special use permit, or obtain a variance.

The zoning map allows you to see what a particular property is zoned. This step should be completed before a property is purchased to ensure the use that you intend for the lot is allowed.

Working with Zoning
What we can provideThe City can provide you with zoning verification letters, information on zoning requirements, sign permits, signage requirements, rezoning applications, variance applications, special use applications, home occupation applications, annexation documents, zoning appeals, PUDs, address assignments, and alley vacations.
If you find that zoning does not allow you to perform a particular use or creates a hardship for the design of your property we may be able to work with you through re-zoning, variances, and special uses. Rezoning: A public process by which the zoning of a parcel is changed usually completed to allow a new use in the area. Variances: A variance is a deviation from the set rules defined in the local zoning ordinance. Most often used in cases of building dimensions or setbacks. Special Uses: Some zones only allow a certain use if a special use permit is approved. This is usually done in cases in which a use might by compatible with the surrounding area but it depends on the design of that particular building or land use. Receiving a special use permit requires a public process and review to ensure compatibility. |
